Advertising your Seattle rental property strategically will make the difference between finding a highly qualified tenant and suffering through a long vacancy period. The goal is to get your property in front of as many people as possible, and to attract a large pool of interested tenants from which to choose.

Maximize Your Marketing Efforts

Advertise your home to the masses. Get your listing out to every possible tenant population. You want to make sure everyone who is looking for a home can easily find yours. Use all the online sites that tenants use to find rental properties. These might include Zillow.com, Trulia.com, Rentals.com, and other websites that allow you to advertise your home.


Get Creative with Advertising

It’s important that you think creatively when you’re advertising your property. Online advertising should be your main focus, because it’s where most of your tenants are looking. However, you should also post professional signs around the property. You can partner with local Realtors who might refer their clients who are looking for rental homes or share information about your property with relocation companies as well as colleges and universities. Put together a video so that prospective tenants feel like they’re getting a walk through without actually being there. This will be especially useful for people from out of the area who are looking for homes.


Prioritize Your Pictures and Descriptions

The listing you use to advertise your home is only as good as the pictures you post and the description you write. Take professional photographs with plenty of light, and make sure the house is clean before you start snapping pictures. Write a description that is accurate and highlights the best features of the home. If your single family home has a large yard, mention that. If your unit provides a parking space, be sure to include that. The advertisement should make people want to see the property.


Keep Your Advertisements Updated

Many rental sites, particularly Craigslist, will require you to repost and refresh your ads on a regular basis. If you don’t do this, they will get buried and lost in the hundreds and thousands of other ads that are showing up. Keep your information relevant and updated, and make sure all of your current contact information is easy to access.
